We provide a full service to our property clients. We act for clients in the commercial investment market and also the residential market. We act on acquisitions and disposals of all types of investment property whether acquired through private treaty or auction.
On the commercial property side we deal with the granting of new leases and renewals of existing leases under the Landlord and Tenant Act 1954 and general estate management. We also have extensive experience in dealing with the day-to-day property management issues that arise whether it be alterations, assignments, unauthorised user or dilapidation issues.
In the current environment our property litigation department is heavily involved in dealing with issues of tenant default whether it be rent arrears, service charge arrears, dilapidation issues and tenant insolvency. We work closely with our clients to ensure that tenant default is addressed as quickly and effectively as possible to minimise the damage to our clients investment.
We act for a number of residential managing agents and as such have extensive experience of the various problems and pitfalls of managing residential property. We have a dedicated service charge collection department that collects service charge arrears on a “no cost to landlord” basis. We advise on and pursue breach of covenant claims. We are frequently involved in claims at the Leasehold Valuation Tribunal as well as claims in the County Court.
Our practice acts for landlord clients on lease extensions and leasehold enfranchisement claims.
